MUSSA is a software and a mathematical model that allows planner forecasting and simulating the Urban Real Estate Market under different economic and regulatory settings.
This belongs to the Government of Chile and was developed by the University of Chile who distributes licences. It represents the Urban Real Estate Market and allow planners to forecast and simulate its economic equilibrium under different macroeconomic and regulatory scenarios. This tool can be implemented in any city of the world. The first version of MUSSA has been successfully applied and validated in the city of Santiago of Chile (5 million inhabitants). For the scenario defined by the user MUSSA gives disaggregated predictions of a set of variables, like: the supply and the rent of the different types of urban, residential and nonresidential real estate properties, and the location of the different types of households and nonresidential activities of the city. Consequently, it gives detailed information of the main variables that characterize the Real Estate Market of a city..
With MUSSA, the user can simulate the Real Estate Market for different scenarios and the economic evaluation of the impacts caused by the following changes in the city can be obtained from the model results:
- The demographic and economic growth,
- The application of urban management policies,
- The execution of real estate or transport projects and
- A change in the structure of behavior of consumers.
MUSSA uses a rigorous microeconomic approach to represent the behavior of the real estate supply and demand and the economic equilibrium attained. The taste and perceptions of the different agents, the restrictions that act on them and their interactions, and specially the externalities, are considered by the model to carry out its predictions.
This tool has been designed to interact with strategic urban transport models.
MUSSA provides to the user an ample range of graphical and numerical indicators, including views of Geographical Information Systems, which allow the representation and analysis of urban. Thus, the user will be able to directly analyze the input data and results of a simulation or prediction, as well as external variables to MUSSA.
The prediction and simulation software of the MUSSA Urban Real Estate Market, has been designed and implemented for personal computers with the following characteristics:
- Operating System: Windows 95 or Windows NT 4.0 or more
- RAM Memory: 16 Mb or more
- Space in disc: 100 MB or more
- Configuration of the screen: Minimum resolution 800 x 600 and 16 bits of color.
